The Jiwar Al Qasr development features three villa typologies—large, medium, and small—each derived from a distinct spatial interpretation of the desert environment. The large villas explore fragmented massing inspired by the organic growth of tribal settlements around oases. The medium villas respond to the sculptural qualities of dunes, using terrain and inclination as drivers of the architectural form. The small villas follow a simplified, scaled-down expression of the project’s overall design language, maintaining the same contextual principles while adapting them to a more compact footprint. Together, the three typologies create a cohesive residential environment rooted in regional identity while offering varied living experiences for different family scales.
